Beach front properties are mostly sandy loam, inland properties are limestone and clay, upland properties are limestone and sand.  The island does not have a sewer system or a sophisticated water district. Most property developers will therefore need to drill for water (which is still abundant) and provide for their own septic tanks.
 
Siargao island has experienced a boom in housing and developments that the capacity of the electric company (SIARELCO) is limited and there may not be enough power load allocations for your development.
 
Most of the properties in the island were owned by generational families who have since subdivided their land into smaller plots and distributed the same to siblings and relatives, with access and right-of-way added to the properties. As such, property cuts are quite odd shaped and irregular. Many properties are still under Tax Declaration without and Titles which may also be a risk to consider prior to development.

Siargao island is a surfing paradise. The beautiful surf is a result of being neslted in between the Philippine Trench and the Eastern Mindanao Fault. This however can caused problems in your building. There are regular minor earthquakes in the island, combine this with the sandy loam ground and you will need to have a reinforced structure that will withstand 2 or 3 floors. Many buildings start to develop hairline cracks after only a year of completion. This is the same case for swimming pools.
 
Because of these factors above, there is a need to build a good quality structure that will protect your investment for a minimum of 10 years without the need for constant repairs. The minimum amount for a structurally sound building is P30,000 per square meter.  This does not include interior decoration, furniture and finishing, and other back of the house requirements.  A perimeter fence will cost about P3,500 per linear meter.

About 30% of your property will be left open because of restrictions on setback – depending on if your property is by a municipal of barangay road, or easements – if your property is along a beach which is restricted for public use. Setbacks also exist between properties even if the same originated from one title. Furthermore, there is a height restriction on buildings in the island.

Most of the structures in the island have a “Siargao look” which is a cement floor and walls painted white, with wood accents, glass windows or doors, and a nipa roof. Wood is a precious commodity in the Philippines because of the government log ban. Locally sourced wood is usually uncured and as such will tend to warp or deform within a year of construction. Cured or dried wood is very expensive because it comes from other parts of the country. Coco lumber is commonly used in Siargao but the wood deteriorates and will cause problems if they are used as frames for windows and support.

While you are building, you will spend a lot of time looking at Instagram and Pinterest pictures for ideas. You will also get ideas from your friends and this will make you change your mind on certain parts of your building design. Take note that these changes will cost you money and will affect your investment. You may end up spending an additional 20% of your budget that you may not have forecasted. This is why planning and prepartion is crucial in choosing a partner to build your project.
