Siargao island is a surfing paradise. The beautiful surf is a result of being neslted in between the Philippine Trench and the Eastern Mindanao Fault. This however can caused problems in your building. There are regular minor earthquakes in the island, combine this with the sandy loam ground and you will need to have a reinforced structure that will withstand 2 or 3 floors. Many buildings start to develop hairline cracks after only a year of completion. This is the same case for swimming pools.

About 30% of your property will be left open because of restrictions on setback – depending on if your property is by a municipal of barangay road, or easements – if your property is along a beach which is restricted for public use. Setbacks also exist between properties even if the same originated from one title. Furthermore, there is a height restriction on buildings in the island.

While you are building, you will spend a lot of time looking at Instagram and Pinterest pictures for ideas. You will also get ideas from your friends and this will make you change your mind on certain parts of your building design. Take note that these changes will cost you money and will affect your investment. You may end up spending an additional 20% of your budget that you may not have forecasted. This is why planning and prepartion is crucial in choosing a partner to build your project.
